Rates: Nightly rates are computed by dividing weekly rates by 6. Contact us regarding special discounts for monthly rentals. A three-night minimum is required for all reservations. During the summer season a seven night minimum stay is required. Rates do not include appropriate state and local taxes. All rates are subject to change without notice. Your rental includes bed and bath linens, toilet tissue, starter supplies of bath soap, laundry detergent, dishwasher detergent and a departure clean.
Payment Policy: To guarantee your reservation a 30% deposit of the total rental is required. The deposit and signed rental contract are due 7 days after making your reservation or your reservation will automatically be cancelled. Your outstanding balance will be due 90 days prior to arrival date. Any reservation made within 90 days of arrival the balance will be due 60 days prior to arrival. Any reservation made within 30 days of arrival requires full payment at time of booking. Please make checks payable to KOZY RENTALS LLC, and mail to 24169 Lori Court, Farmington Hills, Michigan 48336. Returned checks will carry a $35.00 penalty.
Payment Options: We accept checks, money orders and cashier's checks.
Security Deposit is required for all renters. The amount of the security deposit is $300.00. After Check out and inspection, the funds will be returned in 14-21 business days.
Cancellations: For a refund of monies, cancellation must be received in writing or email 90 days prior to arrival date. Any cancellations after this time period will result in the forfeiture of your deposit. No refunds will be given for early checkouts, inclement weather, illness, or no-shows.
Indemnification: Agent is authorized to utilize the "Security Deposit" to reimburse the Owner for any damages, excessive cleaning, or unnecessary service calls that occur during the guests stay. A copy of the charges with appropriate documentation will be forwarded within 30 days of departure. Agent and Owner will not be liable for any damages to personal property or liable for any accidents that may occur to you during your occupancy in or on the property. Agent and Owner are not responsible for articles left on premises. There will be a $10.00 charge in addition to shipping and handling the return of any articles found by housekeeping. Lost & Found will be held for 30 days. After such time all items will be donated to charity.
Check in time is 4:00 p.m. occasionally during peak season your home may not be ready until 6 p.m. Early check-ins may be requested, when available, for an additional charge of $50.00.
Check out time is 10:00 a.m. Guest not departing as agreed is subject to additional charges. Instructions on entry will be emailed once final payment has been received.
Property Inspections: All problems, including inadequate cleaning and damage, must be reported to Manager within 24 hours of check in for prior guest to be held responsible. Manager reserves the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance.
Occupancy: The maximum number of occupants allowed in the Property is specified in the reservation. Children over the age of 3 are counted. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property and removal of Guest without refund. The Guest is the person who will occupy the Property. Parents may not book Properties for their children under the age of 25. The Guest must be present at the Property for the time of the reservation and take full responsibility for the Property. Small children are the responsibility of the Guest. Children should not roam free on balconies, climb on furniture, hang out of windows, swim in the pool by themselves or engage in other unsupervised activities. Use is at your own risk. Guest takes full responsibility for all lost or broken items and any damages to the Property of any kind.
Restrictions on Property Use: Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and Guest will be held liable for any damages to the Property, contents and grounds.
Pets: No Pets are allowed on the property at any time. Violation of the "No Pets" stipulation is grounds for immediate removal without refund plus charge $300.00 to treat the property for fleas.
Smoking Prohibited: All properties are nonsmoking properties and any form of smoking is prohibited inside the properties. You will incur an additional charge for carpet cleaning and deodorizing treatment.
Miscellaneous:
*There is a pool on the premise, no lifeguard on duty, and swim at your own risk.
*For stays of longer than 10 nights a mid-stay maid service is provided upon request.
*We guarantee there will be at least 1-TV and 1-DVD.
*All furnishings must remain inside the home.
*Telephones are provided for local calls. Long distance calls can be made only with a calling card or collect.
